Diaz Anselmo & Associates P.A. seeks a detail-oriented Title Examiner to support residential foreclosure actions by reviewing title reports, researching public records, and identifying defects.

The role involves analyzing ownership history and ensuring accurate chains of title, with collaboration from attorneys and paralegals. The office is located in Naperville, IL, and foreclosure support duties are included.

Qualifications

• 2–5 years in title examination or related field.
• Strong knowledge of lien priority and title defects.
• Ability to review title commitments and public records.
• Experience researching county recording records and title databases.
• Analytical, detail-oriented, and deadline-driven.
• Excellent written and verbal communication.

Responsibilities

• Review title commitments, reports, public records and related real estate documents.
• Analyze ownership history and establish accurate chains of title.
• Identify title defects, liens, judgments and encumbrances.
• Enter and maintain title information in the firm's case management system.
• Prepare concise summaries of title findings and recommended actions.
• Identify and address title issues impacting foreclosure proceedings.
• Coordinate with title companies, lenders, and third parties to obtain documents.
• Manage title claims and resolutions.
• Obtain lien releases and other required documentation.
• Research county recording systems and title databases.
• Review deeds, mortgages, assignments, satisfactions and judgments.
• Verify ownership and encumbrances via public records.
• Partner with attorneys and paralegals to provide title analysis.
• Monitor title-related issues throughout foreclosure process.
