Job summary

Richman Property Services, Inc. is seeking a full-time Floating Maintenance Supervisor to oversee daily repairs and upkeep across the Tampa Bay portfolio.

The role requires travel between properties and supervising in-house and vendor staff, with a focus on safety and timely occupancy readiness. The ideal candidate has 3+ years in maintenance supervision within multi-family communities, experience with Yardi software, and strong English communication.

Qualifications

• Requires valid Driver's License and ability to travel within Tampa Bay region.
• Experience in apartment maintenance operations is required.
• Experience with Yardi software is a plus.

Responsibilities

• Oversee daily repair and upkeep of assigned properties.
• Travel between properties to assist with tasks and projects.
• Prepare vacant units for occupancy within deadlines.
• Manage service requests and ensure timely completion.
• Maintain curb appeal and cleanliness of buildings and grounds.
• Interview and screen candidates for maintenance roles.
• Train maintenance or grounds personnel as needed.
• Schedule and supervise in-house and vendor work.
• Maintain inventory and oversee supplies and equipment orders.
• Assist in disciplinary or promotional decisions for staff.
• Ensure OSHA standards and a safe work environment.
• Maintain logs and report unusual property conditions.
• Provide excellent customer service and pursue personal growth opportunities.

Responsibilities

• Oversee the daily repair and upkeep of the properties that are assigned
• Travel from property to property to assist with tasks and projects as needed
• Manage the preparation of vacant units for occupancy within established deadlines
• Manage service requests and response times, ensuring completion within established deadlines
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds
• Interview, screen, and recommend candidates for maintenance technician or grounds personnel positions
• Execute subsequent training of maintenance or grounds personnel
• Manage scheduling and direct supervision of all in-house and vendor work
• Maintain supply and tool inventory, and oversee ordering and delivery of necessary supplies and equipment
• Assist in disciplinary or promotional recommendations for maintenance and grounds personnel
• Ensure OSHA standards are met at all times and maintain a safe work environment
• Maintain logs and records, and report unusual circumstances regarding the property
• Uphold and demonstrate exceptional customer service, and seek educational opportunities for personal growth

Qualifications

Education

• High school diploma or equivalent, with trade or technical school or industry-related courses preferred

Experience

• Minimum three (3+) years maintenance experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II
• Experience managing maintenance operations in apartment communities
• Experience with Yardi software products a plus

Skills and Certifications

• EPA Section 608 Type I and II or EPA Universal Technician license
• Valid Driver's License required
• CAMT and CPO certifications may be required within the first six (6) months of employment
• Proficient in English for communication and record-keeping purposes
• Bilingual English and Spanish is a strong plus
