Job summary

Richman Property Services, Inc. seeks a Floating Maintenance Supervisor to oversee upkeep across South Florida properties. You will travel between sites, supervise in-house and vendor teams, and ensure timely unit readiness for occupancy.

The role requires a high school diploma (technical courses preferred), valid driver’s license, and Yardi software familiarity. OSHA standards must be followed; bilingual English/Spanish is a plus. Competitive benefits offered.

Qualifications

• High school diploma or equivalent; trade/tech courses preferred.
• Yardi software experience is a plus.
• EPA 608 Type I/II or Universal license required.
• CAMT and CPO certifications may be required within 6 months.
• English proficiency; bilingual in English/Spanish is a strong plus.

Responsibilities

• Oversee daily repair and upkeep of assigned properties.
• Travel between properties to assist with tasks.
• Prepare vacant units for occupancy by deadlines.
• Manage service requests and response times.
• Maintain curb appeal and general cleanliness of buildings and grounds.
• Interview, screen, and recommend maintenance/grounds staff.
• Execute training of maintenance/grounds personnel.
• Schedule and supervise in-house and vendor work.
• Maintain supply and tool inventory; oversee orders and deliveries.
• Assist in disciplinary or promotional recommendations.
• Ensure OSHA standards and a safe work environment.
• Maintain logs and report unusual circumstances.
• Pursue opportunities for personal growth and excellent customer service.

Position: Floating Maintenance Supervisor

Location: South Florida Area

Responsibilities

• Oversee the daily repair and upkeep of the properties that are assigned
• Travel from property to property to assist with tasks and projects as needed
• Manage the preparation of vacant units for occupancy within established deadlines
• Manage service requests and response times, ensuring completion within established deadlines
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds
• Interview, screen, and recommend candidates for maintenance technician or grounds personnel positions
• Execute subsequent training of maintenance or grounds personnel
• Manage scheduling and direct supervision of all in-house and vendor work
• Maintain supply and tool inventory, and oversee ordering and delivery of necessary supplies and equipment
• Assist in disciplinary or promotional recommendations for maintenance and grounds personnel
• Ensure OSHA standards are met at all times and maintain a safe work environment
• Maintain logs and records, and report unusual circumstances regarding the property
• Uphold and demonstrate exceptional customer service, and seek educational opportunities for personal growth

Qualifications

Education

• High school diploma or equivalent, with trade or technical school or industry-related courses preferred

Experience

• Minimum three (3+) years maintenance experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II
• Experience managing maintenance operations in apartment communities
• Experience with Yardi software products a plus

Skills and Certifications

• EPA Section 608 Type I and II or EPA Universal Technician license
• Valid Driver's License required
• CAMT and CPO certifications may be required within the first six (6) months of employment
• Proficient in English for communication and record-keeping purposes
• Bilingual English and Spanish is a strong plus
