Job summary

Richman Property Services, Inc. seeks a Floating Maintenance Supervisor to oversee repairs and upkeep across properties in the Tampa Bay area. The role requires travel between sites to complete tasks and manage occupancy preparations.

Ideal candidates have 3+ years in maintenance supervision, a valid driver’s license, and knowledge of multi-family operations. EPA certifications and bilingual skills are a strong plus.

Qualifications

• High school diploma or equivalent; trade/technical courses preferred.
• 3+ years in maintenance supervision or similar role in apartment communities.
• Experience with maintenance ops in multi-family properties; Yardi a plus.

Responsibilities

• Oversee daily repair and upkeep of assigned properties.
• Travel between properties to assist with tasks and projects.
• Prepare vacant units for occupancy within deadlines.
• Manage service requests and ensure timely completion.
• Maintain curb appeal and general cleanliness of buildings and grounds.
• Interview and screen candidates for maintenance/grounds roles.
• Train maintenance/grounds staff as needed.
• Schedule and supervise in-house and vendor work.
• Maintain inventory of supplies and equipment; order as needed.
• Support disciplinary or promotional actions for staff.
• Ensure OSHA standards and safe work environment.

Position: Floating Maintenance Supervisor
Location: Tampa Area

Responsibilities

• Oversee the daily repair and upkeep of the properties that are assigned
• Travel from property to property to assist with tasks and projects as needed
• Manage the preparation of vacant units for occupancy within established deadlines
• Manage service requests and response times, ensuring completion within established deadlines
• Assist in maintaining curb appeal and general cleanliness of buildings and grounds
• Interview, screen, and recommend candidates for maintenance technician or grounds personnel positions
• Execute subsequent training of maintenance or grounds personnel
• Manage scheduling and direct supervision of all in-house and vendor work
• Maintain supply and tool inventory, and oversee ordering and delivery of necessary supplies and equipment
• Assist in disciplinary or promotional recommendations for maintenance and grounds personnel
• Ensure OSHA standards are met at all times and maintain a safe work environment
• Maintain logs and records, and report unusual circumstances regarding the property
• Uphold and demonstrate exceptional customer service, and seek educational opportunities for personal growth

Qualifications

Education

• High school diploma or equivalent, with trade or technical school or industry-related courses preferred

Experience

• Minimum three (3+) years maintenance experience as a Maintenance Supervisor, Maintenance Superintendent, or Maintenance Technician II
• Experience managing maintenance operations in apartment communities
• Experience with Yardi software products a plus

Skills and Certifications

• EPA Section 608 Type I and II or EPA Universal Technician license
• Valid Driver's License required
• CAMT and CPO certifications may be required within the first six (6) months of employment
• Proficient in English for communication and record-keeping purposes
• Bilingual English and Spanish is a strong plus
