Job summary

Career Crunch is seeking a Field Operations - Project Manager to oversee field operations for residential, mixed-use, and commercial land development projects from preconstruction through completion. You will coordinate preconstruction meetings, site walks, inspections, and stakeout activities to verify readiness and compliance.

You will monitor site conditions, collaborate with builders, contractors, and internal teams, manage field inspections, and maintain detailed logs.

Qualifications

• Bachelor's degree in Management, Construction, Architecture, Engineering, or a related field.
• Deep understanding of the land development lifecycle, construction contracts, budgeting, and scheduling.
• Ability to read and interpret complex construction plans and drawings.
• Proficiency in construction management tools such as Procore, Bluebeam, or Primavera.

Responsibilities

• Implements and manages project schedules, cost projections, project budgets, and resource plans.
• Reviews contract documents, drawings, and specifications to ensure full understanding of project scope.
• Ensures compliance with contract terms and company standards.
• Tracks and forecasts labor, equipment, and material costs.
• Reviews and approves subcontractor and vendor invoices.
• Manages change orders (pricing, negotiation, documentation).
• Monitors production, schedule adherence, and quality control.
• Coordinates necessary field inspections and facilitates resolution of deficiencies.
• Supports field teams with project coordination and problem-solving.
• Ensures materials and equipment are delivered per project schedule.
• Ensures compliance with OSHA, VDOT (if applicable), local, state, and federal regulations.
• Proactively identifies and mitigates project risks. Maintains documentation for claims avoidance and dispute resolution.
• Receives and facilitates timely responses to project concerns raised by owners, residents, tenants, builders, agencies, and association representatives.
• Facilitates initial bond release inspections.
• Manages punch list completion.
• Ensures final inspections, as-builts, and project documentation are completed.
• Proactively reports project closeout status.
