Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor for a historic luxury apartment community in Center City Philadelphia. You will oversee the maintenance team, coordinate work orders and quality control, and ensure timely completion of tasks across HVAC, electrical, plumbing, and carpentry.

Qualifications

• High school degree or equivalent required; bachelor’s degree preferred.
• 2+ years of supervisory experience in student housing or multi-family maintenance.

Responsibilities

• Oversee and lead the maintenance team with training and development.
• Prioritize and review work orders to ensure timely completion.
• Supervise high-level HVAC, electrical, plumbing, carpentry tasks.
• Obtain vendor proposals, negotiate pricing, and oversee work.
• Manage turnovers and make-readies for new residents.
• Implement the preventative maintenance plan to maintain property quality.
• Assist in maintenance budget, inventory control and cost management.
• Support Facilities team on construction and rehabilitation projects as needed.
• Maintain organization and cleanliness of work areas and maintenance shops.
• Participate in on-call emergency duties.
