Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor to oversee the property maintenance team and ensure high-quality service for residents. The role involves hands-on field work about 75% of the time and reports to the Property Manager.

Responsibilities include managing work orders, coordinating vendors, unit turnovers, and implementing preventative maintenance within budget. Minimum 2 years in maintenance and EPA Type I/II required; CPO preferred or obtainable within 6 months.

Qualifications

• High school diploma or equivalent required; bachelor’s degree preferred.
• At least 2 years’ experience in student housing or conventional multi-family maintenance.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO certification required or ability to obtain within 6 months of employment.
• Must be able to lift up to 50 lbs and use a ladder.
• Must live within 30 miles of the property and have reliable transportation for on-call duties.

Responsibilities

• Lead the maintenance team with training, motivation and development.
• Prioritize, assign and quality-control work orders.
• Supervise high-level trades including HVAC, electrical, plumbing, carpentry.
• Obtain contracts and proposals from vendors and negotiate best pricing; schedule work.
• Manage unit turnovers and make-readies for new residents.
• Execute preventative maintenance to maintain curb appeal and structural integrity.
• Assist in developing and managing the maintenance budget and parts inventory.
• Coordinate construction and rehab projects with Facilities; vendor engagement and scheduling.
• Maintain organized, clean work areas and shops; participate in on-call emergencies.
• Other duties as assigned.
