Coastal Ridge Real Estate is seeking a Maintenance Supervisor for our Etna, OH properties. The role focuses on leading the maintenance team with hands-on field work around 75% of the time, coordinating tasks, and ensuring high-quality upkeep for residents.

The position is full-time, non-exempt, reporting to the Property Manager. A competitive wage, quarterly bonus, renewal commissions, and on-call pay are part of the compensation package. Requires EPA Type I/II and CPO certifications.

Qualifikationen

• High school diploma or equivalent is required, bachelor’s degree preferred.
• Minimum 2 years’ experience in a student housing or conventional multi-family apartment maintenance field.
• Previous supervisory experience is highly preferred.
• EPA Certification (Type I and II) is required.
• CPO (Certified Pool Operator) certification is required or must be obtainable within 6 months for properties with a pool.
• Must live within 30 miles of the assigned property and have reliable transportation for on-call duties.

Aufgaben

• Oversee and lead the maintenance team, including training, motivation, and development to meet daily tasks and goals.
• Prioritize, assign, and quality-control work orders and monitor daily completion by the maintenance team.
• Supervise high-level, technically proficient work orders (HVAC, electrical, plumbing, carpentry) and address sensitive issues.
• Obtain vendor contracts and proposals, negotiate best pricing, and oversee contractor work.
• Manage turnover and make-readies for new residents to maintain occupancy readiness.
• Execute the property’s preventative maintenance plan to preserve curb appeal and structural integrity.
