Job summary

Coastal Ridge Real Estate seeks a Maintenance Supervisor to oversee our West Lafayette property, ensuring quality maintenance and exceptional resident service. You will lead a maintenance team, coordinate with the Property Manager, and spend about 75% of your time in the field performing hands-on tasks.

The role requires supervisory experience, EPA Type I & II and CPO certifications, and the ability to manage vendors, budgets, and on-call duties.

Qualifications

• High school diploma required; bachelor's preferred.
• Minimum 2 years in student housing or conventional multi-family maintenance.
• EPA Type I & II certification required; CPO certification required or obtainable within 6 months.
• Must live within 30 miles of the property and participate in on-call duties.

Responsibilities

• Oversee maintenance team with training, motivation and development to meet daily tasks and goals.
• Prioritize, assign and QC work orders; monitor daily completion of tasks.
• Supervise high-level trades including HVAC, electrical, plumbing, carpentry and other sensitive work.
• Obtain vendor contracts and proposals; negotiate pricing and oversee completion of work.
• Manage unit turnovers and make-readies for new residents.
• Execute preventative maintenance to preserve curb appeal and property integrity.
• Assist in maintenance budgeting and inventory control; coordinate with Facilities on projects.
• Participate in on-call emergency duties and ensure clean, organized work areas.
