• Conducts frequent, detailed inspections of the community to monitor cleanliness, safety, workmanship, and adherence to approved plans and standards.
• Serves as the primary on-site representative for Association-controlled common areas, amenities, lakes, trails, and infrastructure as they are constructed and turned over.
• Documents deficiencies, deviations, and maintenance concerns with reports, photos, and punch lists.
• Maintains high standards and independent judgment to avoid accepting non-compliant work, even under pressure.
• Coordinates with builders and vendors to review work, establish corrective action timelines.
• Oversees landscape turnover inspections and ensures work meets Association standards prior to acceptance.
• Ensures consistency of standards throughout all development phases.
