Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor for Notre Dame off-campus housing in South Bend, IN. You’ll lead a maintenance team, manage work orders, and perform high-level trades while coordinating with the Property Manager to deliver exceptional service to residents.

The role emphasizes field work (~75%), budget oversight, and vendor engagement, with on-call duties and a focus on safety and quality in a student housing environment.

Qualifications

• High school diploma or equivalent required; bachelor’s degree preferred.
• At least 2 years’ experience in student housing or conventional multi-family maintenance.
• Previous supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO certification required or ability to obtain within 6 months at properties with a pool.
• Must be able to walk, lift up to 50 lbs and work from ladders.
• Must live within 30 miles of the property and have reliable transportation for on-call duties.

Responsibilities

• Oversee and lead the maintenance team, including training, motivation, and development.
• Prioritize, assign, and quality-check work orders performed by the maintenance team.
• Supervise high-level, technical work orders (HVAC, electrical, plumbing, carpentry).
• Obtain contracts and proposals from vendors and negotiate pricing.
• Manage turnover and make-readies for new residents.
• Execute preventative maintenance to preserve curb appeal and property integrity.
• Assist in maintenance budget development and inventory control.
• Coordinate construction and rehabilitation projects with Facilities team.
• Maintain organization and cleanliness of work areas and shops.
• Participate in on-call emergency duties.
• Other duties as assigned.

Education

High school diploma or equivalent

Bachelor’s degree preferred
