Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor for our Baton Rouge property. You will lead the maintenance team, oversee work orders, and ensure high-quality upkeep of student housing units.

You will spend significant time in the field, coordinate with the Property Manager, and participate in on-call duties. A strong maintenance background and EPA/CPO certifications are required.

Qualifications

• 2+ years of student housing/multi-family maintenance experience.
• Supervisory experience preferred.
• EPA Certification Type I & II required.
• CPO Certification required or ability to obtain within 6 months.
• Must be able to lift 50 lbs and use a ladder.
• Must live within 30 miles of the property and have reliable transportation.

Responsibilities

• Lead maintenance team with training, motivation, and development.
• Oversee and quality-control work orders and daily completion.
• Supervise high-level trades (HVAC, electrical, plumbing, carpentry).
• Obtain vendor contracts and schedule work.
• Manage turnover and make-readies for new residents.
• Execute preventive maintenance to preserve curb appeal and property integrity.
• Assist in maintenance budget and inventory control.
• Coordinate construction/rehab projects with Facilities/PM.
• Maintain organization and cleanliness of work areas and shops.
• Participate in on-call emergency duties.
• Other duties as assigned.
