Job summary

Legacy Commercial Property is seeking a hands-on Commercial Property Manager to oversee a portfolio of about 55 retail properties across Illinois, Missouri, Kansas, and Oklahoma. This field-based role requires 50-70% overnight travel and time on-site visiting properties.

You will be resourceful, organized, and comfortable talking to tenants, solving problems, and inspecting properties, including roofs when needed. This is an individual contributor role with no direct reports.

Qualifications

• Bachelor's degree preferred
• Commercial property management experience required
• Experience managing retail or mixed-use properties preferred
• Leasing or sales experience a plus
• Knowledge of commercial lease terms and property operations

Responsibilities

• Establish and maintain tenant relationships to understand business needs
• Coordinate repairs, maintenance, and capital improvements for each property
• Manage third-party vendor relationships for maintenance, landscaping, snow removal, and other services
• Oversee bid process and vendor selection for services and improvements
• Schedule and confirm required annual inspections and tests
• Respond to emergencies and all municipality violations or requests
• Provide property condition reports and inspection documentation to Regional VP
• Manage property operating budgets and recommend capital expenditures
• Create plans for occupied and vacant units regarding utilities and winterization
• Conduct move-in/move-out inspections and provide documentation to corporate office
• Develop positive relationships with civic leaders and utility companies
• Maintain leasing pipeline records and support leasing opportunities
