Job summary

KW PROPERTY MANAGEMENT AND CONSULTING is seeking a Maintenance Technician to keep resort areas, grounds, pool and fitness facilities in top condition. The role involves diagnosing and repairing basic property issues, and documenting violations or incidents for management.

Responsibilities include HVAC/plumbing/electrical maintenance, responding to resident repair requests, conducting inspections, maintaining records, and following safety protocols to ensure smooth building operations.

Qualifications

• Ability to quickly and easily navigate the property/building.
• Must react and address emergency situations in a timely manner.
• Effective written and verbal communication skills.

Responsibilities

• Perform regular maintenance on HVAC, plumbing, and electrical systems.
• Respond to resident repair requests promptly and efficiently.
• Conduct routine inspections of common and back-of-house areas.
• Keep accurate records of maintenance activities and repairs.
• Create and update maintenance schedules to ensure systems function properly.
• Maintain inventory of supplies and equipment.
• Identify opportunities to improve energy efficiency and reduce costs.
• Follow all safety protocols and procedures.
• Communicate with team to ensure resident satisfaction and minimize disruption.
• Attend training sessions to stay updated on new equipment and practices.
• Perform casual labor such as grounds walking and inspections as directed.
• Inspect hallways, lobbies, and recreation areas for debris and cleanliness.
• Report maintenance items including leaks or damaged equipment to the Supervisor.
• Write daily activity reports and note irregularities.
