Job summary

KW Property Management LLC is seeking a Maintenance Tech in Florida to perform diverse maintenance tasks, troubleshoot equipment, and uphold safety and quality standards. The role requires proactive communication with clients and internal staff, and on-site availability.

The position supports property operations with preventative maintenance, ordering parts, and coordinating with vendors while maintaining documentation and strong time management.

Qualifications

• Minimum two (2) years as a Maintenance Tech with responsibilities of managing direct reports.
• General experience in building trades, repair and replacement maintenance or handy-work.
• Must have the ability to be at the work location.
• Must have the ability to react and address all emergency situations in a timely manner (within 30 minutes).
• Effective written and verbal communication skills.
• Must be able to provide professional written reports and make recommendations to the Property Manager and the Client on the maintenance needs of the property.

Responsibilities

• Read and interpret equipment manuals and work orders to perform required maintenance and service.
• Diagnose problems, replace or repair parts, test and make adjustments.
• Perform regular preventive maintenance on machines and equipment.
• Use a variety of hand and power tools, and material handling equipment in performing duties.
• Drywall repairs
• Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
• Comply with safety regulations and maintain clean and orderly work areas.
• Receive and complete work orders from residents.
• Handle and work along with property vendors on jobs performed at the property.
• Maintain records of scheduled maintenance procedures.
• Obtain estimates for supplies and repair parts. Order parts and supplies as needed.
• Maintain all work and common areas clean and free from debris.
• Supervise trash pick-up of all common areas and property.
• Respond to emergency maintenance requests as required and be on call when needed.
