Job summary

Red Tail Residential is seeking a Maintenance Manager to lead apartment community facilities operations at 10th @ Hoyt in Portland, OR. This full-time exempt role oversees mechanical, electrical, plumbing, life-safety, and related systems, driving cost-effective projects and team development. On-call duties and strong customer service are required.

Ideal candidates have 2+ years in multifamily/hospitality maintenance, a track record across multiple trades, and a valid U.S. driver's license.

Qualifications

Minimum 2 years of experience in Facilities Maintenance in Multifamily or Hospitality.
Advanced experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting.
Working knowledge of appliances required.
Valid U.S. driver’s license required.

Responsibilities

Set scope, technical specs, budget tracking, schedule, material/equipment needs, bids and management of projects.
Oversee preventative actions to meet safety and operations procedures.
Lead maintenance team scheduling, duties and performance.
Direct/oversee all maintenance work orders and unit turns with strong customer service to residents.
Complete unit inspections and maintain documentation.
Maintain inventory of basic tools and utilize supplies cost-effectively.
Pre-diagnose and troubleshoot building systems before repairs.
Perform on-call service requests and emergencies.
Present a professional image aligned with company standards.
Complete additional tasks as assigned by Supervisor.
