Job summary

KW Property Management & Consulting is seeking a reliable maintenance technician to perform routine interior and exterior building maintenance at a resident community in Placida, FL. The role involves scheduling vendors, coordinating repairs, and keeping maintenance records up to date.

The position is non-exempt hourly and requires the ability to respond to emergencies within 30 minutes, work various trades, and follow safety procedures. Good communication and a proactive mindset are essential.

Qualifications

• Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work.
• Ability to react and address emergency situations in a timely manner (within 30 minutes); may be called after hours.
• Effective written and verbal communication skills.
• Additional trade experience and certifications may be required at some locations.

Responsibilities

• Perform routine maintenance on building interior and exterior.
• Contacts and schedules vendors and contractors for necessary building repairs and emergencies beyond routine maintenance.
• Maintains a schedule of when maintenance has been performed and when next service is due.
• Work in a safe manner and ensure safety of themselves and others in the building.
• Maintain an operating environment to achieve a satisfactory level of residents' service.
• Adhere to the preventative maintenance program for the Community.
• Perform minor maintenance replacement and repair in carpentry, electrical, AC, plumbing, mechanical, painting, flooring and other minor building repairs.
• Complete all required forms and work orders using KWPMC work order system.
• Respond to emergency maintenance requests as required.
