Job summary

KW Property Management & Consulting is seeking a Maintenance Technician for a property-based role in Placida, FL. This is a non-exempt (hourly) position located at a residential property, reporting to the Chief Engineer/Maintenance Supervisor or the Property Manager if no supervisor is on site.

The role requires routine interior/exterior maintenance, vendor coordination, and adherence to safety and preventative maintenance programs. May involve after-hours emergencies and physical tasks on-site.

Qualifications

• Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work.
• Must have the ability to react and address all emergency situations in a timely manner (within 30 minutes).
• Effective written and verbal communication skills.
• Additional trade experience and certifications may be required at some locations.

Responsibilities

• Perform routine maintenance on building interior and exterior.
• Contacts and schedules vendors and contractors for necessary building repairs and emergencies.
• Maintain a schedule of when maintenance has been performed and when next service is due.
• Work in a safe manner and recognize unsafe situations; ensure safety of themselves and others.
• Maintain an operating environment to achieve a satisfactory level of Resident’s service.
• Adhere to the preventative maintenance program for the Community.
• Perform minor maintenance and repairs in carpentry, electrical, AC, plumbing, mechanical, painting, flooring and other areas.
• Complete all required forms and work orders using KWPMC work order system.
• Respond to emergency maintenance requests as required.
• Maintain records of scheduled maintenance procedures.
