Qualifications

• Minimum two years general experience in building trades, repair and maintenance.
• Experience in supervising team members.
• Must be able to drive for work purposes.
• Must be able to react and address emergency situations in a timely manner.
• Effective written and verbal communication skills.
• Ability to provide professional written reports and make recommendations to the Property Manager and Client.

Responsibilities

• Supervises and assigns tasks to maintenance and groundskeeping staff.
• Orders, maintains inventory and keeps stock of materials for work orders.
• Ensures work orders are updated and completed promptly.
• Controls costs and stays within the yearly budget.
• Maintains safety standards and enforces company rules.
• Plans budgets, payroll projections, and expenses with management.
• Schedules daily and weekly activity and task lists for maintenance and groundskeeping.
• Manages department schedules with emphasis on overtime.
• Supervises vendor work to ensure completion.
• Maintains records of scheduled maintenance procedures.
• Obtains estimates for supplies and parts; orders as needed.
• Responds to emergency maintenance requests.
