Primary Purpose of the Organization:

The Operations and Maintenance unit is responsible for maintaining campus mechanical, electrical, plumbing, building automation, and associated infrastructure systems to ensure reliable facility operations. The department supports preventive maintenance programs, capital renewal efforts, emergency response activities, regulatory compliance, energy conservation initiatives, and customer-focused service delivery.

Primary Purpose of the Position:

The Mechanical, Electrical, and Plumbing (MEP) Supervisor provides leadership, management, and strategic oversight for the maintenance, repair, operation, and optimization of campus mechanical, electrical, plumbing, HVAC, building automation, and associated building systems. This position is responsible for directing staff, contractors, budgets, and operational resources while ensuring campus infrastructure systems remain reliable, code-compliant, energy efficient, and aligned with institutional priorities.

Working under the direction of the Facilities Assistant Director of Operations, the MEP Supervisor develops and implements operational strategies, preventive maintenance programs, workforce development initiatives, and performance measures that support a high-performing facilities operation. This position serves as a technical resource and operational leader responsible for maintaining continuity of campus operations, infrastructure reliability, and response to critical operational issues.

Minimum Education And Experience Requirements:
  • High school diploma or GED and technical training in mechanical, electrical, and/or plumbing skilled trades fields through an accredited technical institution; or an equivalent combination of education, technical training, certifications, and progressively responsible experience.
  • Minimum of five (5) years of progressively responsible experience in facilities maintenance, building systems operations, infrastructure management, or skilled trades operations, including supervisory or leadership responsibilities.
  • Demonstrated experience overseeing mechanical, electrical, plumbing (MEP), HVAC, building automation systems, preventive maintenance programs, and multi-trade operations in commercial, industrial, institutional, or higher education environments.
  • Experience utilizing computerized maintenance management systems (CMMS), work order management platforms, and facility asset management systems.
  • Demonstrated ability to manage multiple priorities and respond effectively to urgent operational needs.
Required Certifications and Licenses:
  • Must possess and maintain a valid North Carolina Driver's License/
  • Must possess and maintain a current EPA Universal Certification as required for the operation, maintenance, servicing, and oversight of HVAC and refrigerant-containing systems.
  • Must maintain all certifications, licenses, and credentials required to perform assigned responsibilities throughout employment.
Knowledge, Skills And Abilities:
  • Extensive knowledge of mechanical, electrical, plumbing, HVAC, building automation, and related infrastructure systems, including applicable codes, safety regulations, environmental requirements, and industry standards.
  • Ability to lead multidisciplinary facilities operations, including preventive and corrective maintenance, infrastructure assessments, emergency response, continuity planning, and long-term renewal strategies.
  • Ability to plan, prioritize, and manage multiple capital projects, renovations, system upgrades, and operational initiatives while maintaining service continuity and balancing institutional priorities.
  • Demonstrated ability to supervise, coach, and develop professional and skilled-trades staff, including performance management, workforce planning, recruitment, succession planning, accountability, and team development.
  • Ability to manage budgets, procurement, contracts, labor, materials, equipment, and operational risks while communicating technical information effectively and building collaborative relationships with stakeholders, contractors, consultants, and leadership.
Preferred Qualifications:
  • Seven (7) or more years of progressively responsible facilities operations experience.
  • Five (5) or more years of supervisory experience overseeing multiple skilled trades disciplines.
  • Experience within higher education, healthcare, municipal, military, or institutional environments.
  • Experience managing Building Automation Systems (BAS), CMMS platforms, and energy management programs.
  • Additional trade licenses, technical certifications, or professional credentials related to mechanical, electrical, plumbing, HVAC, or facilities management.
