  • Lead and mentor team members; support cross‑functional training and project work.
  • Maintain temperature controls, sensors, and pneumatic/electronic controls across sites.
  • Support life safety and building technologies; promote a safe work environment.

Essential Job Duties

Are you an experienced maintenance professional with advanced technical expertise in building systems and operations? We are seeking a skilled Advanced Facilities Maintenance Technician to join our Building Maintenance & Operations team. In this role, you will be responsible for maintaining, troubleshooting, repairing, and optimizing HVAC, electrical, plumbing, boiler, and building automation systems that support safe, efficient, and reliable facility operations.

This position is ideal for a seasoned technician who enjoys solving complex problems, working with evolving technologies, and serving as a technical resource for others. In addition to hands‑on maintenance responsibilities, you will help lead projects, share specialized knowledge, and support the development of team members through training and cross‑functional collaboration.

Key responsibilities and duties include but are not limited to:

  • Perform advanced maintenance, repair, installation, and troubleshooting of HVAC, plumbing, electrical, steam, hot water, boiler, refrigeration, and building control systems.
  • Diagnose complex equipment and system failures, identify root causes, and implement effective repairs while ensuring compliance with applicable codes, standards, and safety requirements.
  • Maintain and repair temperature controls, sensors, regulators, pneumatic controls, pressure‑reducing valves, motorized steam valves, chilled water valves, and other specialized building systems.
  • Perform electrical work up to 600 VAC, including maintenance and repair of wiring, panels, breakers, motors, lighting systems, switchgear, and related equipment.
  • Support the operation and maintenance of life safety, sprinkler, geothermal, and other advanced building technologies while performing preventive and predictive maintenance activities.
  • Demonstrate and enforce proper lockout/tagout procedures, identify system deficiencies, and promote a safe working environment.
  • Serve as a technical leader by mentoring team members, cross‑training staff, sharing best practices, and providing guidance on advanced repairs across multiple trades.
  • Lead or support complex maintenance projects and continuously seek opportunities to improve equipment reliability, operational efficiency, and facility performance.
  • Perform tasks requiring standing for extended periods, working in confined spaces, and utilizing various tools. Safely climb and work from different types of ladders to access elevated or below‑grade areas (such as roofs, above‑ceiling spaces, and utility pits). Be exposed to and work in areas where insects or small animals are occasionally present. All essential tasks must be performed with or without reasonable accommodations.
  • Lift, carry, and maneuver materials weighing 60‑90 pounds, with or without reasonable accommodations.
  • Communicate effectively with supervisors, coworkers, and the general public, and follows verbal and written instructions related to work assignments and operational needs.
Other Responsibilities
  • This position has been designated as essential personnel for the University and may be required to report to work during adverse weather conditions even though the University may be operating on an alternate schedule. This position may assist with snow and ice removal under the direction of a supervisor.
  • Participate in the quarterly on‑call program, carrying a pager for one week at a time. This duty rotates every ten to fourteen weeks.
  • Other tasks and responsibilities may be assigned based on the needs of the organization and evolving priorities.
Minimum Experience/Education

High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s).

Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year‑for‑year basis.

Preferred Qualifications
  • Advanced experience maintaining and troubleshooting commercial or institutional building systems, including HVAC, boiler, electrical, plumbing, and building automation/control systems.
  • Experience leading maintenance projects, mentoring or training technicians, and serving as a technical resource in a multi‑trade maintenance environment.
  • Relevant trade licensure, certifications, or specialized training, such as HVAC certification, electrical licensure, boiler operations, building automation systems (BAS), geothermal systems, or other building operations technologies.
Required License or Certification
  • Universal CFC certificate.
  • Valid driver’s license required.
  • North Carolina driver’s license required within 60 days of hire and must be maintained.
