Job summary

Hunt Companies, Inc. is seeking a Maintenance Director for a Honolulu property. You will manage a 950+ unit portfolio, lead a maintenance team, and drive preventive maintenance programs to ensure safety, attractiveness, and comfort for residents.

You will oversee budgets, vendor relationships, and on-call coverage while ensuring regulatory compliance and high service levels. This role requires strong leadership, communications, and organizational skills in a fast-moving environment.

Qualifications

• Bachelor's degree preferred; relevant experience may offset degree.
• 4–6 years of experience in building maintenance.
• Experience managing others preferred.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.

Responsibilities

• Recruiting, hiring, training, coaching, evaluating staff up to termination of direct reports.
• Manage property budget to maximize cash flow after debt service and operate within purchasing guidelines.
• Coordinate vendor/contractor communications, schedule work, handle invoices and payments.
• Schedule, train, supervise, and evaluate maintenance personnel; ensure required training is completed.
• Ensure property goals for response and completion times are met and that work orders are prioritized.
• Oversee purchase orders to meet budget and company guidelines; establish emergency on-call procedures.
• Provide oversight for all equipment and small tools; coordinate maintenance inspections and records.
• Oversee make-readies of vacated units and regular property inspections.
• Support resident retention programs; assist Community Director with site compliance inspections and safety meetings.
• Ensure compliance with all safety rules and company policies; interact with a variety of stakeholders.
