Qualifications

• Bachelor’s degree in Business Administration, Engineering, Construction Management, or related disciplines preferred.

• 4–6 years of experience in building maintenance.
• Experience managing others preferred.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
• Ability to work outdoors in all weather and lift up to 50 lbs regularly (more than 50 lbs occasionally).
• Willing to work occasional on-call shifts.
• Self-motivated team player with attention to detail and ability to prioritize in a fast-moving environment.
• Strong organizational, multitasking, and prioritization skills.
• Leadership and strong technical knowledge with a service-oriented attitude.
• Ability to motivate, delegate, and provide constructive feedback.

Responsibilities

• Performs all tasks typically associated with managing staff, such as recruiting, hiring, training, coaching, evaluating, and disciplining up to and including termination of direct reports.
• Assumes responsibility for the financial performance and operations within the approved budget of the property; focuses on maximizing cash flow after debt service.
• Provides ongoing vendor/contractor communications regarding work scheduling, billing, vendor relations, and insurance certifications; approves and submits invoices.
• Schedules, trains, supervises, and evaluates all maintenance personnel; ensures required training is met.
• Ensures property goals for response and completion times are met.
• Prioritizes work orders and follows up on assignments for timely completion.
• Oversees, prepares, and approves Purchase Orders within budget and guidelines.
• Establishes emergency on-call procedures.
• Oversees company-owned equipment and maintenance inspections.
• Supervise the make-ready of vacated units.
• Executes regular property inspections.
• Manages systems for resident service requests.
• Establishes preventive maintenance procedures and maintains records.
• Manages vendor relationships and contract compliance.
• Assists Community Director with site compliance inspections.
• Assists in all aspects of property maintenance (grounds, custodial, preventive, corrective, emergency).
• Contributes to resident retention programs.
• Ensures compliance with safety rules and company policies.
• Conducts safety meetings and provides technical guidance; ensures safety.
