Job summary

Harmony Senior Services in Chesapeake, VA seeks a Maintenance Director to oversee the community’s physical structures, utility systems and grounds. You will install, service, and repair mechanical equipment, and supervise staff and contractors.

Responsibilities include preventative maintenance, safety compliance, expense control, and coordinating pest control. Candidates should have strong communication, organizational skills and the ability to work with residents and staff, including on-call

Qualifications

• Must have a High School Diploma or GED; Associates or Bachelor’s Degree preferred.
• Must have a working knowledge of electrical, plumbing and A/C-HVAC equipment.
• Two years previous experience working in maintenance position, preferably in a large physical plant.
• Must be able to communicate verbally and in writing, and follow written and oral directions.
• Must be organized and able to work well with residents, visitors, staff, and management.
• Must be able to push, pull, lift and carry heavy material and equipment; tolerate extreme conditions.
• Must be in good physical and mental condition and able to stand, walk, climb stairs and ladders.
• Certified in AC/Freon recovery, etc.
• Ability to be available and on-call 24‑hour basis in case of emergency.

Responsibilities

• Maintain preventative maintenance program for all equipment.
• Log and monitor gauges and thermometers daily.
• Maintain drains, grease traps, cooling tower, and mechanical rooms.
• Oversee grounds maintenance and outside appearances.
• Investigate breakdowns and update preventative maintenance records.
• Repair emergency breakdowns promptly.
• Maintain cost-efficient operations and reduce waste.
• Uphold safety and fire prevention practices including monthly drills.
• Maintain lighting and prepare rooms for leasing.
• Oversee furniture maintenance and current building codes.
