Job summary

Harmony seeks a Maintenance Director to oversee the upkeep of our Virginia community, including structures, utilities, and grounds. The role requires supervising staff and contractors, managing preventative maintenance, and ensuring safety and compliance across all building operations.

The successful candidate will monitor gauges, manage repairs, and keep spending within budget while maintaining a high standard of service for residents and visitors. A 24-hour on-call mindset is essential.

Qualifications

• Must have a High School Diploma or GED; Associates or Bachelor's Degree preferred.
• Must have a working knowledge of electrical, plumbing and A/C-HVAC equipment.
• Two years previous experience working in maintenance position, preferably in a large physical plant.

Responsibilities

• Maintains the preventative maintenance program for all equipment in the community.
• Checks, reads, and logs gauges and thermometers on boilers and in coolers/freezers daily.
• Oversees grounds maintenance, refuse pickup, and exterior appearances.
• Repairs emergency breakdowns in shortest possible time.
• Maintains safe operating and fire prevention practices, including monthly fire drills.
• Replaces light bulbs throughout the community and maintains rooms for leasing.
• Maintains community furniture and keeps an up-to-date work-order log (TELS).
• Oversees pest control and ensures expenditures stay within budget.
