Job summary

ABM Industries seeks a Non-Union Engineer in Long Beach, CA to operate, maintain, and repair building systems, troubleshoot issues, and coordinate service calls with vendors on-site.

The role demands 3-5 years in facilities management, with HVAC, plumbing, electrical knowledge, and BAS familiarity. Must lift up to 50 pounds and work across conditions; EPA certification preferred where applicable.

Qualifications

• 3-5 years of experience in building engineering, facilities management, or related field.
• Strong knowledge of HVAC, plumbing, electrical systems and building codes.

Responsibilities

• Perform routine inspections, preventative maintenance, and repairs on HVAC, plumbing, electrical, and mechanical systems.
• Address and resolve building system malfunctions in a timely manner to minimize disruptions.
• Respond to service requests and emergencies during and after business hours.
• Schedule and coordinate service calls with internal teams and external vendors.
• Monitor building management systems (BMS) to optimize energy usage and system performance.
• Ensure compliance with safety standards, building codes, and environmental regulations.
• Maintain accurate records of maintenance activities, equipment performance, and repair history.
• Escort vendors and contractors on-site, ensuring adherence to site protocols and safety requirements.
• Assist with capital improvement projects and renovations, providing technical input and oversight.
• Coordinate with vendors, contractors, and suppliers to schedule repairs and procure materials.
• Participate in the development and implementation of standard operating procedures for facility operations.
• Conduct regular safety inspections and address hazards promptly.
• Support emergency preparedness initiatives and conduct drills as required.
• Adhere to OSHA, ADA, and other regulatory requirements.
• Work closely with property management, tenants, and other stakeholders to address facility-related concerns.
• Provide technical expertise and recommendations to management on system upgrades and improvements.
