Job summary

Arvum Senior Living, LLC is hiring a Director of Maintenance in Blair, Nebraska. The role oversees all building, grounds, and maintenance operations, ensuring safety, regulatory compliance, and resident satisfaction.

Leadership duties include supervising staff, managing vendors, and capital projects. The position requires a track record in maintenance leadership, HVAC/plumbing/electrical knowledge, and the ability to coordinate preventative maintenance programs.

Qualifications

• High School Diploma or Bachelor’s/Technical degree in a related field.
• Minimum of 4 years of experience in a maintenance leadership or supervisory role preferred.
• HVAC certification, licensure, or equivalent training strongly preferred.
• Working knowledge of electrical, plumbing, fire panels, and emergency systems.
• Experience managing housekeeping, laundry, and/or transportation operations preferred.
• Demonstrated success in preventive maintenance programs.
• Experience managing vendor contracts and capital projects.
• Strong project management, organizational, and problem-solving skills.
• Proficiency with Microsoft Office and work order systems (e.g., TELS).
• Excellent communication, leadership, and team-building abilities.
• Availability for after-hours emergencies and on-call rotation.

Responsibilities

• Manage daily maintenance and facility operations, ensuring safety and reliability.
• Develop and implement a preventative maintenance program compliant with standards.
• Supervise and schedule maintenance staff and related teams.
• Ensure HVAC, plumbing, electrical, fire panels, and emergency systems function properly.
• Oversee vendor contracts, service agreements, and capital projects.
• Monitor budgets and support capital planning and cost controls.
• Conduct apartment inspections prior to new resident occupancy.
• Assist with renovations and refurbishments to maintain high quality.
• Ensure compliance with life safety and environmental regulations.
• Participate in Safety Committee and disaster planning.
• Prepare budgets and analyze variances; take corrective actions.
• Respond to after-hours emergencies and provide on-call support.
• Foster service-first, resident-centered culture.
