Job summary

MANUAL is hiring a Facilities & Contracts Manager to own two commercial/industrial sites within one park, covering building fabric, plant, equipment, and all contracts. You’ll be the competent person for Health & Safety, fire safety, LOLER, and risk management, reporting to the Senior Operations Manager and Operations Director on safety-critical matters.

Qualifications

• 3+ years in a dedicated Facilities Management or Building Services role across multiple sites.
• IOSH General Certificate or equivalent; experience leading H&S for a site.
• Working knowledge of UK statutory compliance in a warehouse/industrial setting (LOLER, PUWER, EICR, L8, fire safety).
• Proven track record tendering, negotiating and managing a mixed portfolio of service contracts.

Responsibilities

• Own day-to-day operation and maintenance of two industrial buildings; ensure safety, compliance, functionality and presentation.
• Manage planned and reactive maintenance for building services (HVAC, electrical, lighting, water, doors, roofing).
• Own H&S management system, RAMS reviews, permits to work, inductions and safety training.
• Oversee contractor safety, audits, investigations and reporting; liaise with regulators and insurers.
• Lead lifecycle of facilities contracts (security, cleaning, utilities, landscaping, M&E).
• Manage landlord/landlord-agent relationships, service charges and lease events.
