Job summary

LHH Recruitment Solutions is seeking a Senior Facilities Manager to lead operations across a growing network of service, warehouse, and technical facilities. You will oversee maintenance, capital projects, and infrastructure strategy to keep locations safe, efficient, and scalable.

Reporting to the Director of Operations, you will manage vendors, budgets, and project delivery while building standards and processes to support expansion.

Qualifications

• 7+ years of facilities management experience in industrial, manufacturing, distribution, warehouse, or similar environments.
• Experience leading construction, renovation, buildout, or capital improvement projects.
• Strong knowledge of HVAC, electrical distribution, plumbing, fire protection, and material handling equipment.
• Experience managing vendors, contractors, service agreements, and facility budgets.
• Ability to read and interpret architectural, construction, MEP, and engineering drawings.

Responsibilities

• Oversee day-to-day condition, functionality, and appearance of multiple facilities across the network.
• Develop preventive maintenance programs for HVAC, electrical systems, plumbing, lighting, dock equipment, overhead doors, and other infrastructure.
• Serve as the primary contact for landlords, property management teams, and building engineers.
• Manage facility documentation, including floor plans, equipment inventories, warranties, service records, and vendor information.
• Coordinate facility repairs and emergency response activities while maintaining escalation procedures for each location.
• Conduct regular facility assessments to identify operational, maintenance, and safety improvement opportunities.
• Lead facility expansion, renovation, relocation, and tenant improvement projects from planning through completion.
• Define project scopes, manage bidding processes, evaluate proposals, and oversee contractor selection.
• Manage contractors, consultants, and trade partners to ensure projects are completed safely, on schedule, and within budget.
• Coordinate facility technology infrastructure projects, including structured cabling, wireless networks, access control systems, and security technology.
• Oversee warehouse layout modifications, racking installations, permitting activities, and operational readiness planning.
• Manage permits, inspections, certificates of occupancy, and project closeout documentation.
• Develop and manage relationships with service providers supporting janitorial, landscaping, waste management, HVAC, electrical, plumbing, security, fire protection, and other facility functions.
• Negotiate contracts, pricing agreements, and service level expectations.
• Monitor vendor performance and ensure compliance with contractual commitments.
• Own annual facilities operating budgets and capital expenditure plans.
• Forecast expenditures, track budget performance, and identify cost-saving opportunities.
• Review and approve facility-related invoices and project expenditures.
• Establish facility standards and best practices to support consistent operations across all locations.
• Develop scalable processes to support future facility openings and growth initiatives.
• Assist with site evaluation and facility due diligence activities, including infrastructure assessments and occupancy planning.
• Evaluate facility requirements such as power capacity, HVAC capability, dock access, storage configurations, and expansion potential.
• Track facility performance metrics and communicate project status, risks, and progress to leadership.

Job description

We are seeking an experienced Senior Facilities Manager to lead facilities operations, capital projects, and infrastructure strategy across a growing network of service, warehouse, and technical operations facilities. This individual will be responsible for ensuring each location operates safely, efficiently, and consistently while supporting future expansion initiatives.

This is a high-impact, hands-on leadership role responsible for facility performance, building systems, vendor management, capital improvements, maintenance programs, and site scalability. The Senior Facilities Manager will serve as the primary resource for resolving facility issues before they impact operations while building the processes and standards necessary to support continued growth.

The position functions as an individual contributor and delivers results through contractors, landlords, consultants, and third-party service providers rather than direct reports.

Primary Responsibilities

Multi-Site Facilities Operations

• Support compliance with OSHA standards, building codes, fire codes, and environmental regulations
• Manage inspection and testing schedules for fire protection equipment, alarm systems, emergency lighting, eyewash stations, and other life safety systems
• Coordinate safety initiatives, facility audits, and corrective action programs
• Partner with operations teams to support equipment inspections and safe facility practices
• Maintain physical security programs, including access control systems and facility security protocols

Qualifications

Required Qualifications

• 7+ years of facilities management experience within industrial, manufacturing, distribution, warehouse, logistics, service center, or similar operational environments
• Demonstrated success managing facilities across multiple geographic locations
• Experience leading construction, renovation, buildout, or capital improvement projects
• Strong working knowledge of HVAC systems, electrical distribution, plumbing systems, fire protection systems, and material handling equipment
• Experience managing vendors, contractors, service agreements, and facility budgets
• Ability to read and interpret architectural, construction, MEP, and engineering drawings
• Proficiency with Microsoft Office applications
• Valid driver's license and willingness to travel as necessary

Preferred Qualifications

• Bachelor's degree in Facilities Management, Construction Management, Engineering, Business, or a related field
• Professional certification such as CFM, FMP, ProFM, PMP, or equivalent
• Experience with computerized maintenance management systems (CMMS) or facility work order platforms
• Knowledge of OSHA regulations, NFPA standards, and facility compliance programs

• Ability to lift and move materials weighing up to 75 pounds independently and up to 150 pounds with assistance
• Ability to climb ladders, access rooftops, and enter mechanical spaces when required for facility inspections and project oversight
