RL James Exteriors is seeking an experienced Restoration Project Manager to lead exterior restoration and building envelope projects across the East Coast. This field-based role requires hands-on leadership on occupied structures, delivering high-quality work on time and on budget while coordinating with clients, field teams, and specialists.

Qualifications

• Must have 3+ years of exterior restoration/building envelope project management on existing structures.
• Experience with access systems (swing stage, mast climber) and waterproofing/sealant systems.
• Ability to read construction drawings and coordinate with restoration consultants and engineers.
• Strong financial management, scheduling, contract administration, and change-order skills.
• Willingness to travel regularly across Florida's east-central coast.

Responsibilities

• Lead exterior restoration projects from pre-construction turnover to closeout.
• Manage budgets, schedules, forecasting, procurement, and overall project performance.
• Coordinate work on occupied buildings with access systems and staging.
• Partner with Job Leaders and Superintendents for field execution and project alignment.
• Serve as primary contact for restoration consultants, engineers, ownership, and stakeholders.
• Develop schedules, sequencing plans, and milestone tracking.
• Review subcontract agreements and manage change orders.
• Ensure safety, quality, and contract compliance.
• Identify risks and implement solutions to protect schedule and budget.
