Global Corporate Solutions and Corporate Real Estate

Reporting directly to the Managing Director and World Bank Group Chief Administration Officer (MDCAO), Global Corporate Solutions (GCS) brings together the functions of Corporate Security, Corporate Real Estate, and Corporate Services (such as food services, printing, travel, conferences, and translation and interpretation).

GCS’s Corporate Real Estate (GCSCR) division plays a crucial role in supporting IBRD, IDA, MIGA, and ICSID by developing and operating their real estate demands worldwide. GCSCR’s primary purpose is to create safe, cost effective, sustainable, and functional real estate solutions, enabling business units to perform their work program in line with the WBG’s mission to create a world free of poverty on a livable planet.

To achieve its purpose, GCSCR led by the Senior Manager, is structured into three divisions: (i) HQ Real Estate Development and Management (GCSHQ), which covers facilities based in Washington, DC, (ii) International Real Estate (GCSIR), responsible for facilities located overseas, and (iii) Corporate Real Estate, Center of Excellence (CoE) which serves as a central hub of expertise driving operational excellence, enhancing efficiency, and ensuring the successful execution of initiatives.

GCSCR is comprised of approximately 100 staff, leverages over 500 contractors, and manages an annual facilities capital investment plan of about $155 million globally. GCSCR works closely with the Regions on the Bank’s more than 190 locations.

The Assistant Project Manager position reports to the Senior Program Manager for Project Management Services in the HQ Real Estate Development and Management unit. The position’s primary responsibility is to assist in the execution of facilities related projects that are necessary to maintain the building. This is a one-year appointment, renewable up to three years maximum.

Duties and Accountabilities

Duties and accountabilities include but are not limited to:
• Provides support to the Project Management team on small to medium sized interior and repair projects, ranging from $5,000 to $500,000.
• Provides operational and procedural support to ensure projects and service work order requests are executed in accordance with established procedures and schedules.
• Determines the scope of projects and required resources and mobilizes them from within/ outside the Bank.
• Coordinates with WBG internal units/ key stakeholders (i.e., Corporate Security, Events Services, Information Technology, Health Services) on a range of initiatives that will require close communication and logistical support to maintain building operations.
• Develops project-specific proposals for overhead and capital projects in coordination with project managers and the end user.
• Assists with the development of the project program with space occupants in coordination with Building Managers to ensure projects are completed in a coordinated effort.
• Coordinates with Building Managers and Project Managers to leverage synergies as required to maintain a consistent approach to delivery of projects.
• Works with the Building Engineers to ensure proper design and execution of projects to meet their requirements to maintain optimal working conditions for the building occupants.
• Works with corporate sustainability team to ensure projects are completed in a sustainable manner.
• Assists in the project schedule for the planning, design, and construction process, coordinating inputs from Bank units and outside firms on all aspects of the project from inception through final completion.
• Assists in the preparation of construction plans, specifications, and contract documents.
• Assures the final completion and timely occupancy of projects in a cost-effective manner.
• Reviews and verify vendor invoices in accordance with internal procedures and guidelines.
• Oversees and monitors post-occupancy activities and turn-over of space to the client.

Selection Criteria

• Bachelor’s in architecture, Engineering, construction management or related field required and 2 years' work experience in architecture, engineering, facilities management or real estate field.
• Skilled in Microsoft Office (Word, Excel, Access, and PowerPoint)
• Proficient in AutoCAD and CAFM software.
• Requires detailed knowledge of local building codes and regulations, ADA (Americans with Disabilities Act) codes and accessibility requirements for
commercial office buildings in Washington, DC.
• Excellent organization skills and project documentation experience required.
• Understanding of facility management principles and building automation systems.
• Experience in reading architectural drawings, furniture, and space plans, conducting field verifications, site measurements, and furniture surveys.
• Experience in preparing detailed cost estimates for interior construction, renovation, and alteration projects.
• Must be extremely organized, detailed oriented with good time management skills and the ability to work independently with minimal guidance.
• Anticipates, identifies, quantifies, and resolves problems in a timely and positive manner.
• Consistently meets deadlines and completes tasks as previously defined.
• Works with integrity, trust and commitment, setting an example for others.
