Job summary

Valiant Residential, LLC is seeking a Community Manager to supervise day-to-day apartment operations, ensuring compliance with company policies and regulatory requirements. You’ll lead staff, manage budgets, oversee leasing, and drive marketing efforts to fill units.

The role requires 3+ years in property management, strong English communication, and a property-management mindset. A CAM/ARM and Fair Housing certification are preferred; bilingual Spanish is a plus.

Qualifications

• Minimum 3+ years in property management.
• Strong verbal and written English communication.
• Spanish bilingual is a plus.
• Fair Housing certification required before interaction with prospects or residents.
• Proficiency with PC and Microsoft Office and community software.

Responsibilities

• Screen, hire, orient, and train new personnel using company directives.
• Support staff to encourage teamwork and maintain a harmonious environment; manage evaluations, timesheets, and status changes.
• Determine transitions and promotions for on-site personnel.
• File reports on work-related injuries.
• Maintain accurate records of leases, move-ins/outs, rent rolls, and accounts payable.
• Prepare annual budgets and project income; ensure rents and fees are collected and deposited.
• Review, code, and approve invoices for payments; make daily bank deposits.
• Ensure the property is rented to full capacity and that units are make-ready.
• Utilize marketing strategies to attract residents and oversee leasing team performance.
• Oversee on-site staff adherence to policies and provide training where needed.
• Ensure leasing conforms to laws; obtain credit and background checks for applicants.
• Prepare, process, and sign leases; supervise others in doing so.
• Pursue lease renewals and issue notices 45 days before expiration.
• Supervise leasing staff and ensure effective closing techniques.
• Handle evictions and landlord liens; maintain resident files and move-in/out records.
• Respond to maintenance requests promptly and communicate updates to residents.
• Inspect property regularly and manage improvement projects within budget.
• Maintain key control and respond to emergencies 24/7 as needed.
• Coordinate inspections and reporting with supervisors.
