Arlington Properties is seeking an experienced Community Manager for The Cottages at Dothan – Midland City, AL. You will lead a high-performing onsite team, drive leasing results, ensure resident satisfaction, and oversee daily operations from leasing to maintenance.

This role emphasizes leadership, budget oversight, Fair Housing compliance, and collaboration with regional and corporate teams. A strong candidate will elevate service standards and foster a positive community culture.

Qualifications

• Requires a high school diploma or GED.
• College-level coursework in business, property management, or hospitality is preferred.
• Minimum 2 years in property management with leadership experience.
• Strong knowledge of Fair Housing laws and landlord-tenant regulations.
• Financial acumen and ability to manage budgets and reporting.
• Experience with property management software (Yardi, RealPage, MRI) preferred.
• Proficiency with Microsoft Office (Excel, Word, Outlook).

Responsibilities

• Oversee daily operations of the property, including leasing, maintenance, resident relations, and team supervision
• Hire, train, coach, and mentor onsite staff
• Lead rent collection, budget management, and reporting
• Monitor market trends and recommend strategies to maximize occupancy and revenue
• Ensure compliance with Fair Housing laws and company policies
• Foster resident satisfaction and retention through proactive service
• Collaborate with Regional Manager and corporate support teams
• Represent Arlington Properties with professionalism and pride
