Job summary

NALS Apartment Homes is seeking an experienced Assistant Property Manager for Del Rio Apartments in Albuquerque, NM. You will support the Property Manager in day-to-day operations, lead the on-site team, and ensure excellent resident relations and leasing performance.

Responsibilities include hiring and supervising staff, preparing financial and leasing reports, handling rent collections and notices, coordinating marketing, and maintaining property appearance and vendor records.

Qualifications

• 1 year of property management experience required.
• Ability to interact professionally with residents, prospects, and vendors.
• Strong sales, clerical, supervisory, human relations, and bookkeeping skills.
• Proficient with Microsoft Office and basic computer knowledge.
• Excellent telephone and communication skills.
• Able to walk up and down stairs to show apartments.

Responsibilities

• Support the Property Manager in day-to-day operations of the apartment community, providing leadership and direction to on-site staff.
• Coordinate responsibilities and activities of staff, under supervision of the Property Manager.
• Assist in hiring, training, supervising, evaluating, and disciplining leasing staff.
• Prepare daily, weekly, and monthly financial and leasing reports; manage rent collection and postings per policy.
• Assist in coordinating monthly newsletters and marketing strategies.
• Maintain vendor files and process payables; verify W-9s and certificates of insurance.
• Maintain customer service standards; assist residents with concerns and process applications.
• Assist with leasing duties, conduct property tours, and notify applicants of status.
• Handle past resident collections and move-out charges; prepare notices as required by law.
• Prepare weekly SDRs; compute move-out charges and issue deposit refunds as applicable.
• Walk the property weekly and maintain appearance to meet standards; address violations.
• Analyze market conditions to anticipate changes affecting profitability; perform quality control.
