Job summary

Windsor Communities is seeking a Dual-Site Service Technician II for its Windsor & Windsor Old Fourth Ward properties in Atlanta, GA. The role covers routine maintenance, unit turnovers, and on-call emergency support to ensure property upkeep and resident satisfaction.

Ideal candidates have 2+ years in apartment maintenance, strong HVAC/plumbing/electrical skills, and are adept with tools and Yardi software. This full-time position requires teamwork and reliability.

Qualifications

• Minimum of 2 years in apartment maintenance or related field.
• Proficient with hand and power tools.
• Strong experience with HVAC, plumbing, electrical repairs.
• Excellent problem solving and communication skills.
• Ability to lift up to 50 pounds and work independently or in a team.

Responsibilities

• Perform routine maintenance including plumbing, electrical, painting, carpentry and appliance repairs.
• Complete work orders quickly and close within 24 hours using Yardi.
• Prepare vacant units for new residents (unit turnover).
• Respond to emergency maintenance requests and after-hours calls; weekend work required.
• Conduct preventive maintenance on HVAC, plumbing, electrical, and life safety systems.
• Ensure safety compliance and proper PPE usage.
• Manage inventory of maintenance supplies and equipment.
• Keep accurate records of activities and rounds; use devices and tablets.
• Provide professional resident interactions and collaborate with team and vendors.

Dual-Site Service Technician II | 565 Hank by Windsor & Windsor Old Fourth Ward - Atlanta, GA

565 Hank by Windsor is a mid-rise style apartment community with 306 units on property.

Windsor Old Fourth Ward is a mid-rise style apartment community with 268 units on property.

Compensation

Our company considers a range of factors including education and experience when determining base compensation.

Hourly: Starting at $22.16 - $27.70 per hour, depending on years of experience, tenure, and location. Annual Starting Comp: $46,093 - $57,616.

Key Responsibilities

• General Maintenance: Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
• Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized Yardi.
• Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
• Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
• Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
• Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
• Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.
• Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet
• Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture.Interact professionally with contractors, vendors, and suppliers.
• Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Your Skills & Experience

• Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
• Experience:
  • Minimum of 2 years of experience in apartment maintenance or a related field.
  • Proficient in using hand and power tools.
  • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
  • Excellent problem-solving skills and attention to detail.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.
  • Experience and ability using smart devices and property management software.
  • EPA Type II preferred or ability to become certified within 90 days of start date.
  • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
• Physical Requirements:
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
