Job summary

Windsor Communities seeks a Dual-Site Service Technician II for 565 Hank by Windsor and Windsor Old Fourth Ward in Atlanta, GA. You will perform routine maintenance across two apartment communities, including plumbing, electrical, and HVAC tasks to keep units and common areas in top condition.

The role requires at least 2 years in apartment maintenance, proficiency with hand and power tools, and the ability to work independently and in a team.

Qualifications

• High school diploma or GED required; technical training preferred.
• Minimum 2 years in apartment maintenance.
• HVAC, plumbing, electrical knowledge with tool proficiency.
• EPA Type II preferred or ability to certify within 90 days.
• CPO preferred or ability to obtain within 90 days.

Responsibilities

• General Maintenance: Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs.
• Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours.
• Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
• Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
• Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (HVAC, plumbing, electrical, Fire & Life Safety).
• Safety and Compliance: Ensure compliance with safety regulations and PPE usage.
• Inventory Management: Track maintenance supplies and equipment; request replacements.
• Record Keeping: Maintain records of maintenance activities and rounds; use devices.
• Customer Service: Interact with residents professionally; support company values; liaise with contractors.

Dual-Site Service Technician II | 565 Hank by Windsor & Windsor Old Fourth Ward - Atlanta, GA

565 Hank by Windsor is a mid-rise style apartment community with 306 units on property.

Windsor Old Fourth Ward is a mid-rise style apartment community with 268 units on property.

Compensation

Our company considers a range of factors including education and experience when determining base compensation.

Hourly: Starting at $22.16 - $27.70 per hour, depending on years of experience, tenure, and location. Annual Starting Comp: $46,093 - $57,616.

Key Responsibilities

• General Maintenance: Perform routine maintenance tasks including plumbing, electrical, painting, carpentry, and appliance repairs. Maintain property curb appeal and all pool/spa/fountains.
• Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours. The system currently utilized Yardi.
• Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and necessary repairs.
• Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls in an on-call rotation. Weekend work is a requirement.
• Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
• Safety and Compliance: Ensure compliance with all safety regulations and policies. Maintain a clean and safe working environment using proper PPE (Personal Protective Equipment).
• Inventory Management: Manage and track inventory of maintenance supplies and equipment. Request replacements as needed from Service Manager.
• Record Keeping: Maintain accurate records of maintenance activities, repairs and daily mechanical rounds. Utilize computer, smart phone, and tablet
• Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture.Interact professionally with contractors, vendors, and suppliers.
• Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.

Your Skills & Experience

• Education: High school diploma or GED. Technical training or certifications in relevant fields (e.g., HVAC, plumbing, electrical) preferred.
• Experience:
  • Minimum of 2 years of experience in apartment maintenance or a related field.
  • Proficient in using hand and power tools.
  • Strong experience in HVAC, plumbing, electrical, and general maintenance repairs.
  • Excellent problem-solving skills and attention to detail.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.
  • Experience and ability using smart devices and property management software.
  • EPA Type II preferred or ability to become certified within 90 days of start date.
  • CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date.
• Physical Requirements:
  • Ability to lift and carry up to 50 pounds.
  • Ability to stand, walk, bend, and climb stairs/ladders for extended periods.
