District Manager – Role Overview
We are seeking a District Manager to oversee the daily operations of a residential property portfolio within a defined geographic market. In major markets, this role may include acting as the corporate broker of record for the state in which the portfolio is located.
Responsibilities
- Execute the strategic vision for the operation and enhance the profitability of the assigned district through market research and analysis.
- Continuously assess assets for quality, marketability, performance, and fit, making recommendations on acquisitions and dispositions.
- Oversee, train, and coach the local district team, managing 8+ direct reports and guiding them to reach their potential.
- Monitor day‑to‑day operations: rent collection, customer service, tenant transition, maintenance, expense management, leasing activities, and HOA compliance.
- Ensure properties meet quality standards and recommend revenue‑enhancing improvements or dispositions.
- Analyze monthly financials to increase profitability, adhere to budgets, and assist in implementing new processes.
- Handle special‑case properties, including evictions, escalated customer service issues, disposition considerations, and potential legal issues.
- Implement resident retention programs, evaluate their efficiency, and recommend improvements.
Qualifications
- Bachelor’s degree in real estate, finance, business management, or equivalent.
- Minimum of five (5) years in a general management role with full P&L responsibility, managing 8+ direct reports.
- Minimum of five (5) years of directly related progressively responsible experience in an operational or related role.
- Preferred experience in Property Operations, Real Estate, or Property Management.
- Experience with property management software is a plus.
- State Real Estate License required within 60 days of start date.
- Valid driver’s license.
- Excellent verbal and written communication, planning, budgeting, financial analysis, and organizational skills.
- Strong leadership, employee development, relationship management, negotiation, conflict resolution, and problem‑solving skills.
- Ability to meet multiple deadlines, implement process improvements, and use discretion and independent judgment.
- Team‑orientated, detail‑focused, adaptable to change, and proficient in systems, processes, and technologies.
Compensation
- Base salary: $100,553.00 – $125,668.00 annually, dependent on location, education, training, skill set, and experience.
- Eligible for quarterly bonus payments.
