Job summary

Thrive Communities seeks an experienced Property Manager for multifamily communities in Portland. This full-time, on-site role leads a district, overseeing leasing, maintenance, budgeting, and resident services to drive occupancy and satisfaction.

You will manage a multi-site portfolio, ensure Fair Housing compliance, and guide a team toward exceptional resident experiences and strong financial results.

Qualifications

• Multifamily property management experience, multi-site operations.
• Experience leading large teams.
• Strong understanding of Fair Housing Law.
• Ability to de-escalate conflict pragmatically.
• Proven financial oversight, compliance, and resident satisfaction.
• Excellent communication, detail-orientation, organization and judgment.
• Integrity, accountability and professionalism.
• Experience with Yardi/OnSite/CRM or similar software.
• CAM/CAPS a plus; LIHTC certification preferred.
• Notary license required or obtainable within 3 months.

Responsibilities

• Lead, coach, and develop a high-performing team delivering resident experience and operational results.
• Oversee hiring, onboarding, scheduling, performance management and development for the district.
• Manage day-to-day leasing, maintenance, admin and resident services.
• Own budgeting, revenue optimization, rent collection, expenses and reporting.
• Monitor occupancy, delinquency and KPIs; drive improvement strategies.
• Deliver training to ensure exceptional resident experience and community welcoming.
• Build trusted relationships with residents, ownership groups, vendors and partners.
• Ensure compliance with policies and laws; promote safety and accurate documentation.
