The Director, Property Management reports to the Chief Financial Officer (CFO) and leads the strategic, operational, and financial management of 215,000 square feet of mixed-use space across seven buildings on Brighton Marine’s nine-acre campus. This leadership role is responsible for maintaining high-performing facilities, ensuring regulatory compliance, cultivating strong tenant relationships, and driving operational and financial performance. The Director plays a critical role in strategic planning, capital improvements, and cross-functional collaboration to further the organization’s mission of serving veterans and their families.
Key Responsibilities
Strategic Operations Oversight
- Lead and manage day-to-day property operations, working closely with maintenance, facilities, and administrative staff.
- Conduct regular building inspections and ensure long-term infrastructure planning and improvements.
- Implement scalable work order systems, digital tools, security protocols, and scheduling processes.
- Develop and execute capital improvement plans and infrastructure upgrades aligned with strategic priorities.
Tenant & Community Engagement
- Serve as the senior liaison to commercial and residential tenants, resolving escalated concerns and ensuring satisfaction.
- Oversee all lease negotiations, renewals, and rent adjustments, ensuring consistent compliance and financial viability.
- Represent the organization in community meetings and strategic partnerships with government and veteran-serving organizations.
- Collaborate with the Director of Programs and Services to integrate tenant and veteran services.
- Partner with the CFO to develop and manage annual property budgets, forecasts, and expense monitoring.
- Negotiate and manage vendor contracts, ensuring quality, efficiency, and fiscal responsibility.
- Approve operations-related invoices and oversee accurate tracking of financial transactions within Yardi.
- Monitor collections, subsidies, and capital expenditures.
Regulatory Compliance & Risk Management
- Ensure full compliance with local, state, and federal regulations (including HUD, safety, elevator, and facility certifications).
- Oversee emergency preparedness planning and risk mitigation strategies across the campus.
- Maintain up-to-date building certifications, regulatory tracking, and lease documentation.
Technology & Process Improvement
- Lead the optimization of the Yardi system for accurate lease, maintenance, and financial management.
- Identify and implement process improvements to reduce costs and improve service delivery.
- Oversee parking space allocation, campus amenity operations, and tenant-facing systems.
Qualifications
Education & Experience
- Bachelor’s degree in Property Management, Real Estate, Business Administration, or a related field required.
- Minimum 10 years of experience in property management, real estate, or facilities operations, preferably in a nonprofit or mission-driven setting.
- Demonstrated experience in lease negotiation, team leadership, and capital project management.
- Advanced knowledge of property management practices, tenant relations, and leasing procedures.
- Strong financial management skills, including budget development, rent collection, and cost oversight.
- Thorough understanding of regulatory compliance including HUD, OSHA, and building safety standards.
- Proven leadership and supervisory skills to manage cross-functional teams and large-scale operations.
- Strategic mindset with excellent communication, negotiation, and relationship-building capabilities.
