Job summary

Habitat for Humanity of Greater Los Angeles is seeking a Director of Real Estate to lead all real estate transactions, title, escrow, and inventory disposition for our affordable homeownership program.

The role works across Housing Development, Construction, Finance, Legal, and Homeownership to ensure compliant, timely closings and scalable operations. A CA Real Estate license and NMLS are preferred, with 7+ years in real estate transactions.

Qualifications

  • Must have strong understanding of residential real estate transactions including purchase agreements, title review, escrow coordination, closings, transfers, and resale transactions.
  • Experience forming and supporting homeowners’ associations.
  • Knowledge of California Department of Real Estate requirements and regulatory filings.

Responsibilities

  • Lead all real estate transactions, title, escrow, disposition, closing activities, and inventory turnover management.
  • Manage inventory operations, resale execution, HOA formation, project handoff, transaction readiness, and affordability-preservation transactions.

GENERAL DESCRIPTION

The Director of Real Estate is responsible for the successful disposition, transfer, and operational management of Habitat LA's affordable homeownership inventory. The position serves as the organizational leader for all property-related activities from project handoff through close of escrow, ensuring homes are delivered efficiently, compliantly, and in alignment with Habitat LA's mission.

The Director oversees real estate transactions, title and escrow coordination, inventory disposition, HOA formation, DRE compliance, resale execution, transaction systems, data collection, and operational processes. The position serves as the bridge between Housing Development, Construction, Finance, and Homeownership to ensure homes move seamlessly from project completion to homeowner occupancy.

SUMMARY OF ESSENTIAL FUNCTIONS
  • Lead all real estate transactions, title, escrow, disposition, closing activities, and inventory turnover management for Habitat LA's affordable homeownership portfolio.
  • Manage inventory operations, resale execution, HOA formation, project handoff, transaction readiness, and affordability-preservation transaction activities.
  • Oversee DRE compliance, public reports, regulatory requirements, transaction governance, legal coordination, and risk management.
  • Develop systems, workflows, dashboards, SOPs, operational reporting, and process improvement initiatives to support organizational growth and scalability
SUMMARY OF JOB QUALIFICATIONS
  • Must be able to successfully pass a drug test, background check, and a driving record check
  • Reliable transporation and valid CA Drivers license required
  • Valid California Real Estate License and NMLS license, or the ability to obtain the required licenses.
  • Reliable internet connection
  • At least 7 years of progressively responsible experience in real estate transactions, housing development, property disposition, escrow, title, or affordable housing.
  • Strong knowledge of residential real estate transactions, including purchase agreements, title review, escrow coordination, closings, transfers, and resale transactions.
  • Experience managing housing inventory from project completion and organizational handoff through close of escrow and homeowner occupancy.
  • Knowledge of California Department of Real Estate requirements, public reports, regulatory filings, and transaction compliance strongly preferred.
  • Experience forming and supporting homeowners’ associations
  • Familiarity with affordable homeownership programs
  • Demonstrated ability to coordinate complex projects across Housing Development, Construction, Finance, Legal, and Homeownership teams.
  • Experience working with attorneys, escrow officers, title companies, lenders, government agencies, consultants, and other external partners.
  • Strong understanding of real estate risk management, regulatory compliance, legal documentation, and transaction governance.
  • Proven ability to develop and implement standard operating procedures, workflows, dashboards, tracking systems, and performance reports.
  • High attention to detail and commitment to maintaining accurate property, compliance, and transaction records.
  • Strong leadership, communication, negotiation, and relationship management skills.
  • Proficiency with Microsoft Office, particularly Excel, and experience using real estate, project-management, document-management, or CRM systems.
  • Ability to handle confidential, financial, legal, and homeowner information with professionalism and discretion.

COMPENSATION

Pay Range: $80,000 - $105,000

Exact offers will be determined based on job-related knowledge, skills, and experience. They range from entry to mid-level.
