Job summary

CWS is looking for a Maintenance Director to lead our maintenance teams across apartment communities, ensuring top property condition and high resident satisfaction. You will oversee preventive maintenance, manage the budget, and coordinate with residents, vendors, and leadership to uphold our standards.

The role requires 2–4 years in maintenance, EPA/HVAC certifications, and a valid driver’s license; travel to metropolitan areas may be required, and you will model CWS values in daily work.

Qualifications

• High school diploma or GED required.
• EPA, HVAC I & II, CPO and local certifications required.
• Minimum 2–4 years previous full-time work experience in apartment maintenance or related trades.
• Valid driver’s license and current automobile insurance required.
• Own a basic set of hand tools required.

Responsibilities

• Lead maintenance team members.
• Embrace, engage, motivate and train team members.
• Prepare make-ready apartments.
• Complete service requests.
• Maintain inventory and shop organization.
• Perform common area maintenance.
• Lead preventative maintenance program.
• Participate in resident satisfaction programs.
• Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
• Lead and participate in the CWS Risk Management and Safety Programs.
