Director of Maintenance Operations
Preferred Locations: Wisconsin, Illinois, or Arizona
Travel: Approximately once per month (nationwide)

Are you a strategic leader with a deep understanding of maintenance operations and a passion for driving efficiency and innovation? Gorman & Company is looking for a Director of Maintenance Operations to oversee and enhance maintenance strategies across our nationwide portfolio. This high-impact role requires a mix of technical expertise, vendor management, and project leadership to optimize property performance and ensure long-term asset preservation.

What You’ll Do:

1. Lead Nationwide Maintenance Operations – Develop and implement standardized procedures, preventative maintenance plans, and procurement strategies to drive efficiency and cost-effectiveness.
2. Oversee Large-Scale Projects – Manage capital improvement initiatives, contractor relationships, and vendor negotiations to ensure high-quality results within budget.
3. Ensure Compliance & Best Practices – Maintain adherence to Gorman & Company standards and all regulatory requirements, including HUD INSPIRE.
4. Enhance Team Performance – Establish and lead training programs to develop top-tier maintenance talent and improve operational excellence.
5. Collaborate & Innovate – Work cross-functionally with vendors, internal teams, and leadership to drive continuous improvements in maintenance operations.
6. Conduct Property Inspections – Identify deficiencies, assess maintenance needs, and provide recommendations for physical repairs, replacements, and improvements.
7. Develop and Monitor Budgeting Strategies – Assist in the creation of capital improvement budgets and operational plans to optimize maintenance expenses while maximizing efficiency.
8. Manage Insurance Claims – Oversee all aspects of insurance claims related to maintenance and facilities operations, ensuring proper handling and resolution.
9. Support New Construction Transitions – Work closely with the construction and pre-development teams to seamlessly transition newly developed properties into Property Management.
10. Evaluate Maintenance Operations – Regularly assess maintenance performance to identify cost efficiencies, process improvements, and best practices.

What You Bring to the Table:

1. Bachelor’s degree in Facilities Management, Construction Management, or Business Administration
2. 10+ years of experience in maintenance and/or construction industries with a track record of managing complex projects
3. Expertise in contract negotiations, vendor management, and budget oversight
4. Strong knowledge of multifamily maintenance operations, including HVAC, plumbing, electrical systems, and capital planning
5. Exceptional leadership, problem-solving, and communication skills
