Position Overview:
T12 Technologies is seeking a Full-Time Hybrid Director of Maintenance/Facility Manager to oversee the daily operations of the Maintenance Department at a state-operated Veterans Nursing Home in Texas. This position ensures that the facility's infrastructure, equipment, and grounds are properly maintained in accordance with federal, state, and local regulations, including standards for long-term care facilities. The Director will lead a team to create a safe, functional, and comfortable environment for residents, staff, and visitors.

Key Responsibilities
  1. Facility Maintenance and Repair: Plan, organize, and supervise maintenance of the building structure, electrical systems, HVAC, plumbing, mechanical equipment, and grounds. Develop and manage a comprehensive preventive maintenance program. Ensure timely and cost-effective response to maintenance work orders and emergency repairs. Oversee maintenance-related capital improvement projects and renovations.
  2. Supervision and Staff Management: Recruit, train, schedule, and evaluate maintenance and custodial staff. Schedule shifts and assign tasks to ensure coverage across all facility needs. Ensure all team members follow safety protocols, wear PPE, and receive ongoing training. Lead performance reviews and provide coaching or corrective actions as needed. Foster a culture of safety, teamwork, and accountability within the department.
  3. Safety and Compliance: Ensure compliance with applicable codes and standards from OSHA, TDLR, NFPA, CMS, and the state health department. Prepare for and participate in regulatory inspections (e.g., life safety, health surveys, VA compliance). Maintain records of inspections, repairs, permits, and compliance reports. Serve as Chair or member of the facility’s Safety or Environment of Care Committee.
  4. Budget and Resource Management: Develop and manage the department’s operating and capital budgets. Track expenditure and recommend cost-saving measures without compromising safety or care. Manage inventory of maintenance supplies and coordinate procurement with purchasing.
  5. Vendor and Contract Management: Oversee contracts with external service providers (e.g., elevator inspection, landscaping, pest control, HVAC services). Ensure quality assurance of contracted work and adherence to timelines and standards. Coordinate warranty work on equipment and systems.
Qualifications
  • Education: A high school diploma or GED is required; a technical school or associate degree is preferred.
  • Experience: Minimum of 2-4 years of maintenance experience, including 2+ years in a supervisory role. Experience in healthcare, long-term care, or institutional maintenance requires in-depth knowledge of building systems, regulatory standards, and safety practices.
