Job summary

Qualifications

• Must have minimum five years experience in a supervisory capacity in maintenance/plant related position.
• Knowledgeable in boilers, compressors, generators, and mechanical/electrical/plumbing systems.
• Ability to read and interpret blueprints.
• Knowledgeable in building codes and safety regulations.
• Verbal ability to express ideas to staff, vendors and public.
• Must gather and analyze data from reports and budgets.
• Numerical ability for planning operations and budget.
• Organizational ability to plan and control facility activities.
• Able to relate to people to win confidence and support.
• Flexible to adapt to changing conditions and details of the job.
• Understanding of human psychology and group dynamics.
• Working knowledge of governmental regulations for licensed long term care facilities and retirement housing.
• Working knowledge of budgeting, billing, purchasing, payroll and inventory control.
• Understanding of physical plant operations including energy management and preventive maintenance.

Responsibilities

• Plan, organize, staff, direct and coordinate activities of Plant Operations and related departments.
• Report status to Chief Operating Officer regularly.
• Direct plans toward fulfillment of mission and operating plan.
• Oversee work orders and repairs for facilities and equipment.
• Interface with outside contractors; manage in-house vs contractor work.
• Prepare and manage budgets; oversee inventory and procurement.
• Maintain safety, compliance and quality assurance programs.
