Job summary

Master Search Solutions is seeking a Director of Development and Construction for a family-owned real estate owner focused on industrial properties in the Northeast. Based in Bergen County, NJ, you will lead ground-up projects, manage budgets and schedules, and travel regularly to sites and Florida flights as needed.

You'll oversee a team including a Project Manager and a Financial Analyst, driving processes to scale operations and ensure successful occupancies.

Qualifications

• 10+ years in ground-up construction and development.
• Multiple ground-up industrial projects delivered concurrently.
• Hands-on estimating experience and budget construction.
• Knowledge of industrial site work and base building systems.

Responsibilities

• Deliver ground-up industrial (warehouse) projects from raw site through certificate of occupancy, owning the schedule.
• Set and defend budgets, lead value engineering, and manage change orders and contingency.
• Choose general contractor or trade-by-trade delivery, select contractors, and build a bench in new markets.
• Oversee capital and tenant improvement work across the existing portfolio.
• Co-lead physical due diligence and construction budgets for acquisitions.
• Report status, budget and schedule across the pipeline to ownership.

Job description

Our new client, recommended by one of our long-tenured clients, is a family-owned, vertically integrated real estate owner, developer and operator focused on industrial real estate, with in-house teams across acquisitions, asset management, leasing, construction, property management, accounting and legal. It is searching for a Director of Development and Construction to lead its ground-up program toward its goal of doubling the size of its portfolio over the next five years. The role is based in Bergen County, New Jersey, with regular travel to sites across the Northeast and flights to Florida.

Reporting to the Founder and President, you'll own every project's hard-cost budget from conceptual estimate to final cost. You'll have a team that executes, including a Project Manager and a Financial Analyst, and you'll build the processes and reporting systems that allow it to execute consistently and at scale. On entitlements, your role is technical: confirming that approved plans can be built within budget.

In this role YOU will:

YOU might be the right person if YOU have:

• 10+ years in ground-up construction and development (general contractor, construction manager or owner's side).
• Multiple ground-up industrial projects delivered at the same time, site work through certificate of occupancy.
• Hands-on estimating experience: you've built the budgets yourself and know where every number comes from.
• Command of industrial site work and base building systems.
• Willingness to travel regularly, including by air.
• Yardi preferred; Bluebeam, computer-aided design and an engineering or construction management degree a plus.
