Job summary

Westhome Property Management is seeking a Director of Capital & Maintenance Management to own the physical condition, capital investment, and life-safety performance of our multifamily portfolio. This role leads maintenance professionals and vendors across California, Colorado, and Texas markets, driving cost discipline and asset longevity.

Qualifications

• 8+ years in multifamily maintenance operations, capital projects, construction, or facilities management.
• Experience leading teams across multiple sites or markets is required.
• California multifamily regulatory experience is strongly preferred.

Responsibilities

• Own portfolio-wide maintenance standards, SLAs, and turn/make-ready processes; drive consistency across markets.
• Develop and monitor preventive maintenance programs for building systems to extend asset life.
• Set KPIs for work orders, turn timelines, and aging; manage staffing and training requirements.
• Develop rolling multi-year CapEx plans tied to reserve studies and asset plans.
• Scope, bid, and manage capital work with ROI and payback analysis; track budgets and change orders.
• Ensure life-safety, regulatory compliance, and OSHA programs across jurisdictions.
• Lead vendor relationships, drive competitive bidding, and monitor portfolio pricing.
• Provide reporting to ownership/investors on condition, capital deployment, and risk.
• Own the technology stack for maintenance and capital projects and drive data quality.
