Denton Floyd Real Estate Group is seeking a Director of Maintenance to lead maintenance strategy, staffing, and execution across its multifamily and senior living portfolio. You will own preventive programs, capital repairs, make-ready standards, and vendor management to protect asset value and resident satisfaction.

Reporting to the Director of Operations, you will set portfolio-wide standards, budgets, and safety protocols while leading a distributed team of supervisors and technicians.

Qualifications

• 7+ years of progressive maintenance experience in multifamily or senior living properties.
• 3+ years in a multi-site leadership role, overseeing supervisors and technicians.
• Strong knowledge of HVAC, plumbing, electrical, and building systems; EPA Universal, CPO, CAMT preferred.
• Experience managing budgets, vendor contracts, and capital repair projects.
• OSHA compliance knowledge, habitability standards, and risk management.
• Excellent organizational and communication skills; ability to prioritize across multiple properties.
• Proficiency with maintenance/work order software and Microsoft Office.
• Valid driver's license and ability to travel regularly.

Responsabilités

• Develop, standardize, and oversee preventive maintenance programs across all managed communities.
• Provide leadership, training, and performance management for maintenance staff portfolio-wide.
• Establish maintenance budgets, track spend, and identify cost-saving opportunities.
• Oversee make-ready turn timelines and quality to minimize vacancy loss.
• Manage relationships with vendors and contractors, including bid solicitation and contract negotiation.
• Coordinate capital improvement and major repair projects with cross-functional teams.
• Establish and monitor safety protocols, OSHA compliance, and risk mitigation practices.
• Implement and audit inventory control, parts management, and maintenance tracking systems.
• Conduct regular property inspections and develop corrective action plans.
• Support recruiting, onboarding, and career development of maintenance staff.
• Report on KPIs, work orders, and resident satisfaction.
• Participate in EOS planning to align priorities with company goals.
