Job summary

Westminster Management is seeking a Senior Property Maintenance Manager to lead a maintenance team and oversee daily tasks, inspections, and training. You will ensure building reliability, safety, and resident satisfaction through proactive programs and strong vendor relationships.

The role emphasizes hands-on management of HVAC, electrical, plumbing, and life-safety systems, plus budgeting and reporting responsibilities in a multifamily setting.

Qualifications

• 3+ years of experience in multifamily property management or 5+ years in property management.
• In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations.
• Leadership experience, with a track record of managing teams and fostering strong working relationships.
• Experience with property management software (Yardi preferred).
• Flexibility to work on-call and extended hours, including weekends and holidays.
• Hands-on approach with high safety standards.
• Valid Driver's License.

Responsibilities

• Lead and supervise a dynamic maintenance team to deliver top-notch service.
• Oversee all community maintenance work, including service requests, preventive, and emergency repairs.
• Maintain effective maintenance programs to protect and maintain the property.
• Keep an inventory of equipment, tools, and supplies.
• Serve as a role model for maintenance staff and uphold policies and procedures.
• Maintain a safe, sanitary, and comfortable living environment for residents and staff.
• Communicate effectively with staff, residents, and management leadership to ensure the community is well-maintained.
• Conduct cost-benefit analyses and manage vendor contracts to optimize service delivery. Prepare maintenance reports and team evaluations.
• Train, mentor, and inspire maintenance staff to reach new heights.
