Job summary

Macdonald & Company has retained an entrepreneurial platform to appoint a Director of Acquisitions to drive Texas expansion and pursue an aggressive IOS and light industrial strategy across major TX markets.

The role originations; sourcing, underwriting and closing will be supported by a dedicated team, while leadership will focus on relationship building and portfolio growth in a lean investment platform.

Qualifications

• Proven track record sourcing and closing industrial real estate deals in TX.
• Established relationships with Texas industrial brokers and owners.
• Experience on the principal side of acquisitions preferred.
• Solid understanding of IOS fundamentals, industrial land, zoning and outdoor storage.
• Strong commercial judgment and ability to analyze underwriting assumptions.

Responsibilities

• Source and execute IOS and light industrial acquisitions across Texas, focusing on Dallas–Fort Worth, Houston, Austin and San Antonio.
• Build relationships with brokers, owners, landowners and other market participants to uncover off-market opportunities and maintain a steady pipeline.
• Evaluate IOS assets such as truck parking, terminals, contractor yards and equipment storage with value-add potential.
• Pursue acquisitions including vacant assets, sale-leasebacks, portfolios and repositioning opportunities.
• Lead negotiations and coordinate due diligence, investment approval and closing with internal teams and external advisers.
• Collaborate with underwriting resources to assess market fundamentals, returns and asset business plans; present opportunities to leadership and capital partners.
• Monitor local supply/demand, land values, zoning, and permitted uses to identify opportunities and assess risk.

Macdonald & Company has been retained by an entrepreneurial real estate investment and operating platform to appoint a Director of Acquisitions to drive its Texas expansion.

Backed by an established programmatic joint venture with an institutional capital partner, the group is looking to pursue an aggressive Industrial Outdoor Storage (IOS) acquisition strategy across Texas, alongside light industrial acquisitions.

This is an opportunity for a commercially minded deal originator to build a substantial acquisition pipeline and take transactions from sourcing through closing. The platform targets value-add investments and repositioning opportunities, with dedicated underwriting and analytical support enabling the successful candidate to focus on relationships, origination and execution.

KEY RESPONSIBILITIES

• Source and execute IOS and light industrial acquisitions across Texas, including Dallas-Fort Worth, Houston, Austin and San Antonio, with IOS as the primary focus.
• Build relationships with brokers, owners, landowners and other market participants to uncover off-market opportunities and maintain a consistent pipeline.
• Evaluate IOS assets such as truck parking, terminals, contractor yards and equipment storage, alongside light industrial properties with value-add potential.
• Pursue acquisitions involving vacant assets, sale-leasebacks, portfolio transactions and repositioning, with selective development opportunities where appropriate.
• Lead negotiations and coordinate due diligence, investment approval and closing, working closely with internal teams and external advisers.
• Partner with underwriting resources to assess market fundamentals, investment returns and asset business plans; present opportunities to senior leadership and capital partners.
• Monitor local supply and demand, land values, zoning and permitted uses to identify opportunities and assess investment risk.

CANDIDATE PROFILE

• Proven track record of sourcing and completing industrial real estate transactions in Texas. Direct IOS experience is highly desirable, alongside relevant light industrial experience.
• Established relationships with Texas industrial brokers and owners, with the ability to generate proprietary deal flow and negotiate acquisitions.
• Principal-side acquisitions experience preferred; accomplished industrial investment sales brokers with relevant IOS exposure and a strong transaction history will also be considered.
• Sound understanding of IOS investment fundamentals, industrial land, zoning, outdoor storage uses and value-add strategies.
• Strong commercial judgment and financial understanding, with the ability to assess underwriting assumptions and communicate a clear investment rationale.
• Entrepreneurial, proactive and comfortable taking ownership within a lean investment team, supported by dedicated analytical resources.
