Job description

Macdonald & Company has been retained by an established, entrepreneurial real estate investment and operating platform to appoint a Vice President of Acquisitions, focused on Industrial Outdoor Storage (IOS) opportunities throughout Florida.

Our client is an active investor in the IOS sector, having completed more than 100 industrial real estate acquisitions across the United States, with a particularly strong presence throughout the Sunbelt and Southeast. Supported by a recently established institutional joint venture, the business is embarking on an ambitious period of expansion, with plans to deploy several hundred million dollars into the sector over the coming years.

The platform pursues an opportunistic, value-add investment strategy, targeting IOS properties and other industrial assets. While IOS remains the primary focus, the business will also consider attractive traditional and light industrial acquisitions, repositioning opportunities, and selective ground-up development.

Key Responsibilities
  • Originate, source, and execute IOS acquisitions throughout Florida, with a focus on identifying attractive off-market and value-add investment opportunities.
  • Develop and maintain an extensive network of industrial brokers, property owners, developers, landowners, and other market participants to generate consistent acquisition opportunities.
  • Identify and evaluate IOS properties, including truck parking and terminals, contractor yards, equipment storage facilities, trailer storage, and other outdoor-oriented industrial assets.
  • Pursue opportunities across a variety of investment strategies, including vacant properties, sale-leasebacks, short-term leasebacks, portfolio acquisitions, heavy repositioning, and selective development.
  • Build a robust acquisition pipeline across Florida's major industrial markets, including Miami, West Palm Beach, Orlando, Tampa, Jacksonville and the Panhandle.
  • Lead negotiations and transaction execution from initial sourcing through due diligence, investment approval, and closing.
  • Collaborate with internal underwriting and analytical resources to evaluate potential investments, assess market fundamentals, and develop asset-level business plans.
  • Present investment opportunities and recommendations to senior leadership, institutional capital partners, and lenders.
  • Monitor IOS market dynamics, including land values, zoning, outdoor storage demand, tenant requirements, and emerging acquisition opportunities.
  • Play a meaningful role in the platform's growth, contributing to an ambitious acquisition program targeting approximately 8–10 transactions annually per acquisitions professional.
Candidate Profile
  • Proven track record of originating and executing industrial real estate transactions throughout Florida, with direct IOS experience highly desirable.
  • Strong understanding of the IOS sector, including the characteristics, valuation considerations, and operational requirements of outdoor storage properties.
  • Established relationships with industrial brokers, property owners, developers, and other key market participants across Florida.
  • Principal-side acquisitions experience preferred; however, accomplished industrial investment sales brokers with relevant IOS exposure, strong relationships, and a demonstrated transaction history will also be considered.
  • Experience identifying off-market opportunities and successfully negotiating acquisitions in competitive or fragmented markets.
  • Familiarity with industrial land, zoning and entitlement considerations, outdoor storage uses, and value-add repositioning strategies.
  • Commercially astute, with the ability to assess investment opportunities, understand underwriting assumptions, and articulate compelling investment theses.
  • Polished and credible communicator, comfortable presenting transactions to institutional capital partners, lenders, and senior executives.
  • Highly entrepreneurial, proactive, and relationship-oriented, with the drive to independently generate deal flow and execute transactions.
  • Comfortable operating within a lean, fast-paced investment platform, supported by dedicated analytical and underwriting resources.
  • Deep knowledge of Florida's industrial real estate markets and a proven ability to leverage local relationships into completed transactions.
